Route 59/Route 56 Subarea Plan
Project Status: on-going

The City Council has recognized the significant amount of ongoing development planned and occurring in the southern section of the Route 59 corridor. There is also a large amount of vacant land available for sale and development near the intersection of Route 59/Route 56. To address these areas, the City Council recently established the review, revision, and ultimate adoption of an updated Rt. 59/Rt. 56 Subarea Land Use Plan as a high priority.
The City staff and the Plan Commission will coordinate a public process to develop this Subarea Plan over the next six months. It is expected that the final Subarea Plan will establish clear policy direction on key issues including future land use, development, redevelopment, vehicle parking and circulation, pedestrian and bicycle circulation, public infrastructure improvements, environmental protection, stormwater management, and urban design.

The format of this meeting utilized small group break-out tables where all meeting attendees actively participated in drawing, mapping, and designing different aspects of the Subarea. The input gathered at this meeting will help shape the land use recommendations and implementation priorities that will form the “backbone” of the final Subarea Plan.

Old Town/Civic Center Subarea Plan
Project Status: completed

The Old Town/Civic Center Subarea Plan was adopted by the City on April 16, 2007 as a component of the City of Warrenville long range Comprehensive Plan.

The Old Town/Civic Center Subarea encompasses approximately 320 acres of land in the original center and most historical area of the community and includes the area near the Warrenville Road/DuPage River Bridge and the area located around the Batavia Road/Butterfield Road intersection. This plan is one of the most important “tools” the City will reference when making decisions related to land use, development proposals, and City investment in the subarea.

The Subarea Plan provides written and graphic policy direction on what specific public/infrastructure improvements are desired and what type of development/ redevelopment is appropriate in this area of the City based on community input, real estate market dynamics, and economic feasibility considerations. The Subarea Plan includes detailed discussion on what actions the City of Warrenville may take in order to implement the approved plan and achieve the goals and objectives it articulates.

The Old Town/Civic Center Subarea Plan consists of two parts:

Volume1: Plan and Implementation Strategies dated March 2007 (13.9 MB)

Volume2: Technical Analyses and Community Input Summary dated March 2007 (6.55 MB)

The Old Town/Civic Center Subarea Plan includes the following development options and design drawings:

Overall Subarea Plan

Old Town District Alternate

Civic Center Core
Civic Center Core Alternate
