Warrenville has developed a reputation within the development community of a municipality with quality standards and an effective and efficient development process. Blackwell Recreation and Archery Complex
Current Status: construction started in July 2010
The expansion of the existing Blackwell Archery Range Complex by Forest Preserve District of DuPage County. The project scope includes a redevelopment and expansion of the existing facilities to include a beginners range, an olympic style range, and an interactive range, as well as the construction of a picnic shelter and associated stormwater management and landscaping inprovements.

Cantera Office Condominiums
Project Status: first phase is constructed, second phase construction is on hold pending market conditions
two, two-story, office condominium buildings totaling approximately 138,460 square feet on approximately 9-acre site, located on the northwest corner of Mill Street and Bella Vista Parkway, south of Ferry Road (4100-4200 Cantera Drive)
Civic Center Redevelopment Site #1
Civic Center Redevelopment Site #1 (CCRS #1) is a key City-owned property located in the Civic Center Core of the City (at the southeast corner of Rockwell Street and Stafford Place). The site consists of approximately 3.7 acres, has been identified by the community as a very high priority revitalization project, and is located within both the Old Town/Civic Center Subarea and one of the City's Tax Increment Financing (TIF) Districts. The City’s Old Town/Civic Center Subarea Plan calls for this industrially zoned, former industrial warehouse property, to be redeveloped into a pedestrian friendly, high quality, residential project that includes attached townhomes/rowhomes, a small number of single-family detached homes, and permeable pavement streets and alleys (click here for concept site plan).
In 2008, the City, with assistance from the consulting firm of S. B. Friedman & Company (SBFCo), developed and distributed a detailed Request for Developer Qualifications/Proposals (RFQ/P) as part of its effort to identify a qualified private development team to partner with on the redevelopment of the property. In the Fall of 2008, based on input received from SBFCo and various private development firms, the City’s review/discussion of the two proposals it received, the then current condition of the residential real estate and development financing markets, the City Council determined the City would not attempt to proceed with the redevelopment of CCRS #1 at that time.
The City Council subsequently directed City staff to work with V3 Companies (V3) to complete the remaining clean-up and environmental contamination remediation activities and obtain a comprehensive No Further Remediation (NFR) letter from the Illinois Environmental Protection Agency for the site. The City and V3 are currently working with the IEPA Office of Brownfield’s Assistance to secure (i) a Municipal Brownfield’s Redevelopment Grant to fund the additional site investigation activities and follow-up reporting the IEPA has requested and (ii) a no interest Brownfield’s Revolving Loan that will be used to fund the environmental remediation activities the IEPA determines must be performed on CCRS #1. The City is committed to cleaning up the site so that it supports future residential development.
At this time, the City anticipates it will implement the remaining site clean-up and environmental contamination remediation activities in the second half of 2012. Please contact Community Development Director Ronald Mentzer at (630) 393-9050 with any questions or concerns related to CCRS #1.

Eddie Merlot’s Restaurant
Status: received approval of Revised PUD and Site Specific Amendments/Exceptions for Reduced Parking in July 2011, construction started in September 2011
Located at 28254 Diehl Road (north of Diehl Road, west of Winfield Road, by Regal Theater Complex)
Remodeling of the existing vacant restaurant facility (most recently occupied by Max & Erma's restaurant) into an Eddie Merlot’s Restaurant and reconfigure the existing on-site parking lot and associated landscaping improvements to accommodate the construction of an approximately 2,100-square foot building/dining room addition.

MaeCliff Subdivision/Mixed-Use Development

A mixed-use project including two five-story hotels and approximately 35,000-square feet of free-standing and multi-tenant commercial space. The free-standing and multi-tenant commercial space would include retail, restaurant, office and possibly free-standing child day-care uses.
The project site encompasses approximately 15.22 acres and is generally located on the northwest corner of Warrenville and Ferry Roads.

Maple Terrace Subdivision

Potential 2012 Forest Preserve District IGA
In December 2011, the President of the Forest Preserve District of DuPage County (FPD), Dewey Pierotti, Jr., sent Mayor Brummel a letter requesting City staff be authorized to work with Forest Preserve District staff to discuss the preparation of a potential intergovernmental agreement (IGA) that would outline how the City and FPD could coordinate on the design, funding, and implementation of various potential public improvement projects of joint interest to the City and FPD. These projects include the potential extension of City water service to the FPD’s Mack Road Maintenance Complex (including the proposed new Fleet Maintenance Facility), the construction of DuPage River flood conveyance and flood protection levee improvements in the River Road corridor, and the potential construction of various trail improvements on FPD property in the City of Warrenville.
On Monday, January, 9, 2012, the Community Development Committee of the Whole recommended the City Council authorize staff to work with FPD staff on a draft IGA that would address these issues. On Monday, January 16, 2012, the City Council accepted the Community Development Committee recommendation and authorized staff to work with Forest Preserve District of DuPage County (FPDDC) staff to develop a draft intergovernmental agreement to outline how the City and FPDDC would coordinate on: (i) the extension of City water to the Mack Road Maintenance Complex; (ii) the implementation of the DuPage County’s proposed River Road flood conveyance and protection improvements; and, (iii) various potential trail improvements on FPDDC property located within the City limits.
Once City staff completes its initial meeting with FPD staff on this assignment, a tentative “next step” timeline will be posted on this page to identify when and at what meetings the City Council is likely to discuss this issue.

Sant Nirankari Mission
Current Status: construction started in April 2010
Construction of a one-story, 375-seat, religious institution facility with a walk out basement on an approximately 5.49-acre property located on the northwest corner of Route 59 and Mack Road. The development also includes a 113-space parking lot, stormwater management, lighting and landscape improvements.
The owner and developer of the property is Sant Nirankari Mission, a religious organization. More information about Sant Nirankari Mission is available on their website at www.nirankari.com.
The approval of the Revised Final Site Plan for this project was granted by the City Council on October of 2009.

Sequestria Subdivision
Project Status: received Preliminary Planned Unit Development (PUD) and Preliminary Plat approval, undergoing Final PUD approval
Proposed resubdivision and development of an approximately 13-acre property located on the west side of Landon Avenue, east of the Illinois Prairie Path, north of the private Point Oak Drive and south of the private Amber Lane.
The development consists of twelve-lot (ten new vacant buildable lots) detached single-family residential subdivision, a stormwater management detention facility, a new public cul-de-sac street, and a new public sidewalk. All new residential lots would be served by City of Warrenville public water and sewer. The property is zoned R-1A Low Density/Semi-Urban Residential District.
Formal public hearings for this proposal were conducted by the Plan Commission at the September 4, October 23 and November 6, 2008, Plan Commission meetings. At the November 6, 2008 meeting, the Plan Commission closed the public hearing, deliberated and subsequently recommended conditional approval of the proposed subdivision. The City Council accepted the Plan Commission's recommendation and approved the Ordinance at their November 17, 2008, and December 1, 2008 meetings, respectfully.

Urban Stream Research Center
Current Status: construction started in April 2010
The Forest Preserve District of Dupage County has proposed the construction of an Urban Stream Research Center in a portion the Blackwell Forest Preserve located within the City of Warrenville corporate boundaries. The project scope includes the construction of a single story research facility on the north side of the West Branch DuPage River, just south of the Blackwell archery range, an associated parking lot, stormwater management, and landscaping improvements.
A public input and information meeting regarding this project was held on Thursday, August 6, 2009, at Warrenville City Hall.

Warrenville Fire Protection District Remodeling/Addition
Project Status: Received Approval for Special Use Permit and Variances in February 2011
Proposed remodeling of the existing fire station by converting the existing 3-story hose tower into additional training space and constructing new stairs and a deck on the northwest corner of the building located at 3S472 Batavia Road.
