Development Opportunities
Today, there is approximately 164 acres of land available throughout the City for commercial, office, mixed use development, with sites ranging from one to 27 acres. The City’s Old Town/Civic Center Subarea Plan identifies a number of high priority redevelopment sites in the central core of the City. Almost all of these sites are either located within the City’s existing TIF #2 District or the area the City is currently considering in a new TIF #3 District. The City has purchased a four-acre high priority redevelopment site (CCRS #1) located in the heart of the Civic Center area adjacent to the Warrenville Library and City Hall. The City is actively working to remediate subsurface environmental contamination on the site in order to position it for private redevelopment in a manner that is consistent with the goals and objectives of the Old Town/Civic Center Subarea Plan. More information regarding CCRS #1 can be found under Current Development Projects.
