Development Opportunities
There are over 165 acres of land in Warrenville available for commercial, office, mixed use development, with sites ranging from one to 27 acres.

The City’s Old Town/Civic Center Subarea Plan identifies a number of high priority redevelopment sites in the central core of the City. All of these sites are located within the City’s active TIF #3 District. One of the key redevelopment projects located in the heart of the Civic Center area is the Civic Center Redevelopment Site #1 (CCRS #1). This site is adjacent to the Warrenville Library and City Hall and is planned for higher density single-family residential development. Another area of development opportunities in Warrenville is the Southwest District, which is located along the busy Route 59 and Route 56 intersection and adjacent sections of Route 59, Route 56 and Ferry Road. Approved in 2016, Southwest District Plan identifies the City’s expectations regarding anticipated land uses, infrastructure and roadway improvements, and environmental and urban design considerations. Most of the redevelopment sites in the Southwest District are located within the recently established TIF District #4.
