Project Description:

Development of an approximately 2.12-acre vacant property at the northeast corner of Youghal Road and Talbot Avenue, commonly known as 3S215 Talbot Avenue and previously known as 30W270 Youghal Road.

The property is zoned M-1 (Light Manufacturing District) and is surrounded by M-1 zoned properties on the north, south, and east, and an M-2 (General Manufacturing) zoned property on the west. The northeast part of the property is covered with a regulatory wetland, which combined with the 50-foot wetland buffer area covers approximately 0.74 acres (32,393 square feet) of the site.

Project Status:

Ordinance #2938 was passed on June 15, 2015, which gave Final Site Plan approval and approval of a Special Use Permit, which collectively allows for the construction and operation of a 7,500-square foot warehouse and office building, and approximately 21,037 square feet of outdoor storage.

Ordinance #2939 was also passed on June 15, 2015. This ordinance allows for a reduction in the 30-foot front and corner side yard parking space setback required along Talbot Avenue and Youghal Road to allow the building canopy to encroach by approximately six and two feet, respectively. This ordinance also allows parking to encroach by approximately 10 feet into the 30-foot front and corner side yard building setback.
