29W701 & 29W719 Butterfield Road Redevelopment

Redevelopment of two lots and a section of unimproved right-of-way (ROW). The two lots are located on the south side of Butterfield Road, east of Route 59, and are commonly known as 29W701 and 29W719 Butterfield Road. The 20-foot wide by 215-foot long section of unimproved ROW is owned by the City of Warrenville and is located between the two lots.

The Applicant has requested that the City vacate its rights and sell the ROW to the Applicant, as the Applicant is proposing to consolidate the two lots and the section of ROW into one lot. 

The City Council processed the Applicant’s request to vacate the ROW in accordance with the City Policy for Reviewing and Processing Requests for Vacation of City-Owned Road Right-of-Way and Roadway Easements.

The Applicant proposed to consolidate the adjacent properties into an approximately .887-acre site, retain the existing non-conforming buildings, and redevelop the existing parking lot and associated lighting, landscaping, and stormwater management improvements to operate an auto repair use in the building located at 29W719 Butterfield Road and continue operating an office/retail use in the building located at 29W701 Butterfield Road.

The existing and proposed zoning of the property is B-2 (Community Retail).

Project Status:
Ordinance #2960 approving vacation of a section of City Right-of-Way (ROW) was passed at the October 19, 2015, City Council meeting. 

Ordinance #2963 approving the Preliminary/Final Planned Unit Development (PUD) Special Use Permit, PUD Exceptions/Variation, and a Plat of Consolidation for 29W701 and 29W719 Butterfield Road was passed at the November 16, 2015, City Council meeting. 

In November 2016, the Applicants requested that the approvals contained within Ordinance #2963 be extended until November 30, 2018. This request for extension was approved under Ordinance #3042 on November 7, 2016.
