The future of Warrenville’s Historic Core!

The City of Warrenville has approved the Warrenville by Design Mixed-Use and Middle-Housing Overlay district for properties in the key focus areas. This will ensure that our buildings and streetscapes are designed for a resilient future – one where residents, businesses, and visitors of all ages can thrive in a mixed-use and pedestrian-friendly environment. Together, let’s build a dynamic historic core!


What is it? 

The Warrenville by Design project uses zoning to ensure that buildings and public spaces (streets, sidewalks, parking, plazas, and gathering places) are connected and result in a high-quality, dynamic environment. These regulations ensure that new buildings and sites enhance the small town, village-like feel and achieve the community’s vision for the future by:

  • Creating more walkable, vibrant, village-like centers for people
  • Encouraging a mix of uses to ensure a more vibrant and resilient future - one where residents, businesses, and visitors of all ages can thrive in a mixed-use and pedestrian-friendly environment
  • Providing more opportunities for a mix of housing types.

1) Butterfield Road and Batavia Road
2)  Warrenville Road and Batavia Road, including:

The Old Town Redevelopment Site #2 is part of the main focus areas.  The image below shows the City's preferred redevelopment plan.

Status

The City Council approved the Warrenville by Design Mixed-Use and Middle Housing Overlay on August 5, 2024.
