The future of Warrenville’s Historic Core!
The City of Warrenville has approved the Warrenville by Design Mixed-Use and Middle-Housing Overlay district for properties in the key focus areas. This will ensure that our buildings and streetscapes are designed for a resilient future – one where residents, businesses, and visitors of all ages can thrive in a mixed-use and pedestrian-friendly environment. Together, let’s build a dynamic historic core!
What is it?
The Warrenville by Design project uses zoning to ensure that buildings and public spaces (streets, sidewalks, parking, plazas, and gathering places) are connected and result in a high-quality, dynamic environment. These regulations ensure that new buildings and sites enhance the small town, village-like feel and achieve the community’s vision for the future by:
- Creating more walkable, vibrant, village-like centers for people
- Encouraging a mix of uses to ensure a more vibrant and resilient future - one where residents, businesses, and visitors of all ages can thrive in a mixed-use and pedestrian-friendly environment
- Providing more opportunities for a mix of housing types.

The Old Town Redevelopment Site #2 is part of the main focus areas. The image below shows the City's preferred redevelopment plan.
Status
The City Council approved the Warrenville by Design Mixed-Use and Middle Housing Overlay on August 5, 2024.

Timeline
The Process
The project kicked off in the spring with listening sessions for select property and business owners, City staff and a work group who have worked with Warrenville’s zoning regulations or who may be directly affected by the regulations. Participants shared their observations about the focus areas, adopted Subarea Plans, experiences with the City’s current zoning code and procedures, and more. What have we heard? Public Meetings
The general public provided feedback at the public meetings held at Warrenville City Hall, located at 28W701 Stafford Place, Warrenville, IL 60555 on the following dates:
- Wednesday, August 9, 2023, 7:00 p.m. to 9 p.m.
- Monday, February 26, 2024, 3:30 p.m. to 7:30 p.m.
- Thursday, May 9, 2024, 7:00 p.m. to 9 p.m.
- Thursday, June 20, 2024, 7:00 p.m. to 9 p.m.
- The Hearing Draft dated June 13, 2024 was discussed at the Thursday, June 20, 2024 Continued Public Hearing.
- The updated draft is dated July 2, 2024 includes corrections to typos that were found on page 28, 7.j.(1) (b) (meet missing), and on page 58, 11.h.(1) (fiished).
- Monday, August 5, 2024 7:00 p.m. to 9 p.m.
- Final WBD document adopted by City Council.
